The City’s proposed Baseline Hillside Ordinance will impact every home and parcel of real property in Brentwood, Palisades and Bel Air. .The City of Los Angeles department of planning submitted their final draft of the “Baseline Hillside Ordinance†or in another words the “Hillside Mansionization Ordinance†to the City Council on February 11, 2011.
This is the third step for the City to prevent out-of-scale single-family development in the City of Los Angeles hillside areas. This will affect all future homes to be built or remodeled on a hillside lot. The new regulations address floor area ratios (building size to lot size ratio), height, stories and grading on a hillside lot. The new modifications encourage terracing of structures up and down the slope which helps to visually break up the mass of buildings, but will limit the possibilities on each site.
The ordinance draft does not say when the Ordinance will go in effect but it is scheduled to be heard on the next City council board meeting on March 4th, 2011.
