Bundy Village Update

“The former Bundy Village proposal, which large numbers of my constituents and I oppose, is dead and no longer a threat of being approved in its current form. The developer decided to go back to the drawing board, and at some future time, bring forward a new proposal. He assures my office that he will vet with the community, and restart the planning approval process at the Planning Commission level.â€
In recent weeks, there had been much confusion over the fate of the proposed Bundy Village & Medical Complex. The developer filed for bankruptcy protection last year, leading many to think he had abandoned plans to build an 11.5-acre development of medical offices, retail stores and housing on Olympic Boulevard between Bundy Drive and Centinela Avenue. The project could have resulted in 21,000 additional daily car trips in the already gridlocked area, according to traffic engineers.
Last week, project opponents warned that provisions of the planning process could deem the dormant project automatically approved unless the City of Los Angeles took official action. In response, Rosendahl brokered a meeting with the developer and project opponents, and both agreed the item would be taken off calendar indefinitely. The developer will submit a revised proposal, after significant vetting with the community, at a later time.
Today, developer Michael Lombardi sent the following letter to members of the council’s Planning and Land Use Management Committee:
“The Councilman has expressed his opposition to the Bundy Village project, which is currently scheduled for hearing before the City Council’s PLUM Committee on July 26, 2011. As a result, the applicant has requested that the matter be taken off the PLUM Committee calendar indefinitely. This will allow the applicant more time to make material modifications to the project to address the Councilman’s concerns.
The applicant hereby agrees to bring the revised project back before the City Planning Commission at a noticed public hearing for the Commission’s consideration before proceeding to the PLUM Committee and City Council. This will allow for a more open and inclusive public process. In so doing, applicant hereby waives any time restrictions for hearings or action by the City that may be applicable under law to the various aspects of the pending application.â€
